Decommissioning and Dismantling of HVAC Equipment - Pharma

A 55,000 sq. ft. pharmaceutical facility in New Jersey was slated to undergo demolition. The 60-year-old building had undergone previous renovations over the years during which obsolete HVAC equipment had been decommissioned but never removed from the rooftop. R. Baker & Son had previously completed demolition of the building’s interior, and now we were tasked with decommissioning and dismantling of equipment that had been in use until recently, dismantling of the old equipment, and rigging the disassembled equipment from the roof. This included air handlers, heat exchangers, scrubbers, large exhaust fans, chillers, and cooling towers, as well as a penthouse structure.

Following abatement of lead paint and asbestos, recovery of refrigerant and oil from old compressors and pumps, construction of barricades, and installation of a safety line at the edge of the roof, the Baker team began the dismantlement process. Several four-person crews worked inward from the edge of the building using saws, cutting torches, fire blankets, extinguishers, and ladders. With very little room to maneuver among the large machinery, clear radio communication and hand signals during rigging were particularly critical to preserving safety. Access to the rear and sides of the building was limited due to pipe racks and cable trays that were still in service for other buildings on the campus and had to remain in place until the end, So the dismantled equipment was rigged from the front of the building to a waiting lowboy tractor-trailer using two 80-ton hydraulic cranes with extended jib.

The decommissioning and dismantling phase of the project was completed safely and on schedule, paving the way for R. Baker & Son to begin the final phase of demolition.

Power House and Power Plant Dismantlement Services Project Picture

R. Baker & Son All Industrial Services performed the dismantlement and remove of the secondary side of Yankee Atomic's Rowe, MA facility. This directory lists companies involved in wood-framed building deconstruction and dismantling and reused building materials, with an emphasis on those that use, resell, or remanufacture salvaged wood. The purpose of the directory is to provide a consumer and business resource for locating companies offering a variety of products and services including:

* Partial or whole building removals, with a focus on wood materials recovery and reuse
* Brokering, buying, or selling salvaged wood building materials
* Producing, buying, or selling specialized salvaged wood products, such as architectural items or re-milled flooring
* Construction and timber-framing using reclaimed wood in new construction or remodeling
* To a lesser extent, ancillary services such as environmental remediation, recycling, and equipment used in building deconstruction

Companies in the directory range in scope from those that carry out targeted building removals, such as historic barns, strictly for the purpose of harvesting the antique wood in these buildings, to companies that conduct residential and commercial demolition where the primary goal is building removal and the materials are recovered opportunistically as a by-product. The bulk of companies listed are those that either salvage or sell building materials.

Wood-framed building deconstruction is a specific approach to remove materials for reuse in such a way as to preserve their integrity and value to the greatest extent possible and as economically as possible. Deconstruction is generally perceived as manual disassembly of a building, although various combinations of manual and mechanical methods are being studied to improve cost and time performance. Solid wood recovery rates of 50% to 90% are not uncommon. Deconstruction emphasizes a hierarchy of material use; reuse first, then recycle. For example, it is deemed preferable to reuse a recovered timber beam in its whole form rather than grind it up and recycle it into mulch or boiler fuel.
